HOA and Subdivision Fences in Romeoville
Romeoville Fence takes free estimate requests for houses in subdivisions. The village has a development-fence rule. An association, if you have one, has its own process. This page does not invent either one.
The village matching rule
Section 157.042(N) says a development fence must be maintained. It may be replaced only with a fence that matches in color, height, location, setback, and design. A lot between two neighbors along a common area or a major street must match those neighbors: same color, type, and material, and the same height and setback.
That is a village rule. It is not a quote from an association handbook. The permit guide is where the rest of the ordinance lives: the permit, the type table, the heights, and the setbacks. A matching fence that is the wrong type for the yard still fails the type table. A matching fence that is too tall for a reverse corner yard still fails the height table.
Replacement of a nonconforming fence has to meet current code under §157.042(R). The repair page is the companion. If the development fence is the thing being replaced, both (N) and (R) are in the conversation.
Subdivision names are places
The village subdivisions PDF, dated January 14, 2025, and the village GIS subdivisions legend, include Lakewood Falls (units 1 through 4, 5, 6, and 7), Wesglen, Weslake, Grand Haven, Hampton Park, Misty Ridge, Honeytree, and Nottingham Ridge, among others. Those names are on this page so you can say where the house is.
They are not evidence of a fence color, a height, or an approved style. This site does not claim what any association requires. Check the covenants, the plat, and the association if there is one. If a neighbor’s fence looks different, that fence is not a village variance you can copy without asking.
Two approvals, when both exist
Association approval does not replace the village permit. The village permit does not replace association approval. You may need both, one, or, if there is no association, only the village. The ordinance still applies either way.
The village charges a permit fee set by its fee schedule. Confirm the current amount with Romeoville Community Development before you apply. Confirm it on the village building-permits page. The cost guide is for fence prices from named publishers. It is not an association fine schedule, and it is not a village fee.
Email the contact form with the subdivision name as a place, the fence type you want, and whether a development fence is already on the lot. The estimate can talk about matching. It cannot promise that an association will say yes.

FAQ
Does HOA approval replace the village permit?
No. Association approval and the Romeoville fence permit are separate. A letter from an association does not issue the permit. A village permit does not approve you with the association. You may need both.
What if my neighbor's fence doesn't match?
The ordinance still says a lot between two neighbors on a common area or a major street must match those neighbors in color, type, material, height, and setback when that rule applies. If the two neighbors do not match each other, ask the village how it applies the sentence to that lot. A nonconforming fence is not the model for a replacement. This site does not describe an enforcement case.
Who owns the development fence?
Check the association documents and the plat. Section 157.042(N) says the development fence must be maintained and may be replaced only with a match. The section re-opened here does not say who holds title to that fence.
